Here are my top qualifying questions to ask sellers when speaking to them directly. When we are on the look for our next deal, we do a lot of direct sourcing. Because frankly we don’t like buying through estate agents! So we get a lot of people who want to sell contacting us. When speaking to vendors directly, I always look to qualify the leads before I take the conversation to the next level and arrange a viewing. ✔️One of the things I always try to do is to understand their motivation. So I always ask them what prompted them to call me. The key here is to listen to their problem to understand their motivation. I am not interested in buying unless the seller is at least motivated to sell. ✔️Asking why and how fast they want to sell are crucial questions that will reveal how motivated the seller is but on top of that, gives you a clear understanding of what to expect when closing a deal.
