The key to the success of a deal is the motivation of the seller

You shouldn’t be interested if the seller is not at least motivated to sell.

These are the 3 stages of motivation you should be looking for. ✔️Stage 1: The seller is Motivated and there is a pressing need and reason to sell. ✔️Stage 2: the seller is Distressed, the situation is causing distress and a fast solution is needed, making speed a more important factor than price. ✔️Stage 3: the seller is Desperate, the need is immediate. There is no time for negotiations and the owner will accept the quickest and best alternative solutions.

The further you move from stage 1 to stage 3, the greater the negotiating power you have as a buyer.

Of course nobody wants to be in any of these stages and its often not easy to deal with vendors who are in these positions, but this is the reality of property investing and as a property investor, yes your aim is to make profit but you are also there to solve other people’s problems by finding out what’s most important to them and giving it to them. You should be flexible and offer multiple solutions.
