But, it can be tricky to predict the future of a prospective area.⁠ ⁠ One of the most powerful tools I use to determine if a particular area has the right potential to invest in, is the local authority’s website and this is free! The local authority website has a ton of information. Look out for the most important tool – the development scheme plan which every local authority has. This provides a great insight into the future development potential of an area, where money is being spent and which are the priority areas for the local authority. I always check this before investing in an area, as any future regeneration will positively impact my investments.⁠
