How to start investing in property with no cash

When I started investing in property, I didn’t have the required funds so I had to find other ways to fund the purchases and renovations. I quickly learned that there are two ways to get you started: one way is to use your own money and the other is to use other people’s money (‘OPM’) which is much more powerful. OPM examples include: traditional lenders, private investors, vendors. When I first started out I didn’t think people would invest in me. What I discovered was that there are a lot of people who have the financial ability to invest into assets directly, but do not have the time to find and structure good deals. This often leads to great joint venture structures that ‘marry’ people who have the financial backup with people who have the proper know how, skill set and drive to source and structure deals.
