Have you ever wondered what below market value really means? The term ‘below market value’ is thrown around quite a lot in the property world, ‘if you don’t do a below market value deal it isn’t a good deal’. When I started out I thought I always had to buy at a discount to the market value but later realised I didn’t need to. So I have put together this formula that explains my definition of below market value deals: Below Market Value = Motivated Seller + Distressed Property + Uplift Potential The first and second element of the formula often leads to getting a discounted price relative to the current market value of the property. The third part of the formula is where it gets exciting and doesn’t necessarily mean you buy at a discount. It’s what you do with it after you purchase it that matters.
