Force appreciation by changing the use class of a property

Sometimes you may not be in a position to buy below market value as the seller may not be motivated or the property may not be distressed. That is ok, as long as there is uplift potential to be exploited during the refurb of the property that will increase its value at the end. My personal favourite way of forcing the appreciation in the value of a property is by changing the use of the building because you can control it. These are before and after pictures of an office block we converted to an 8 unit residential block. Purchased for £130k and revalued at £345k after refurb. Costs were circa £130k. This is why I love property!
